When the rains actually arrive, and where
The Caribbean coast's wet season runs roughly from late May to October, with the heaviest and most consistent rain in September and October. It rarely rains all day: the pattern is a bright, humid morning followed by a downpour between about 3pm and 6pm that clears within an hour or two. Cancun and Playa del Carmen see similar totals, while Tulum and the Sian Ka'an reserve to the south are slightly wetter. The good news is that rain is patchy and local — a storm over Tulum does not mean a washout in Puerto Morelos, 40 minutes up the coast.
Temperatures sit in the low 30s Celsius with high humidity, and the sea stays warm enough for swimming at any hour. Hotel rates drop noticeably outside holiday weekends, and the same beachfront rooms that require booking weeks ahead in January are often available at short notice. If your dates are flexible, aim for early June or the first half of July, when rain is still intermittent and the summer crowds have not yet arrived. Late August and September are the quietest, wettest and cheapest weeks of the year.
Sargassum, mosquitoes and the honest downsides
Seaweed is the variable most travellers underestimate. Sargassum blooms peak between April and August, and prevailing winds push mats onto beaches from Cancun south through Playa del Carmen to Tulum. Some hotels deploy offshore barriers and daily beach crews; others do not. If swimming in clear water matters more than price, favour the north-facing beaches of Isla Mujeres and Cancun's Hotel Zone, or stay on Cozumel, where the western shore is usually cleaner. Ask your hotel directly about its sargassum policy for the month you are travelling rather than trusting a glossy photo.
Mosquitoes are more active in the wet months, particularly inland around cenotes and in the jungle-set hotels of Tulum. Choose rooms with screened windows or air conditioning, and pack repellent. Rain also means occasional flooded side streets in downtown Playa del Carmen and slower traffic on Highway 307 between the airport and Tulum. None of this ruins a trip, but it is worth building slack into arrival days. Travel insurance that covers weather disruption is sensible for anyone booking a long-haul flight in September.
What the rain makes better
The wet season is the best time to see the region's inland sights. Cenotes near Valladolid and Coba run fuller and clearer, and the jungle around the Sian Ka'an biosphere reserve is at its greenest. Chichen Itza and the ruins at Tulum draw smaller crowds in September than at any other point in the year, and guided visits cost the same while feeling far less rushed. Whale shark snorkelling out of Isla Mujeres and Holbox runs from June to mid-September, which lines up neatly with a rainy-season stay on the north coast.
Diving and snorkelling on Cozumel and in the Puerto Morelos reef park remain excellent, since rain does not affect underwater visibility much and the water is at its warmest. Consider splitting a week: three nights in Cancun or Playa del Carmen for beach and day trips, then two or three inland around Valladolid to see cenotes and colonial towns without depending on the weather. That structure hedges your trip nicely against a run of wet afternoons.
Where to book, and what to skip
For a first rainy-season visit I would book Playa del Carmen: it is walkable, has the widest range of restaurants and is a short drive from the airport, the ruins at Tulum and the cenotes of the Riviera. Fifth Avenue stays lively even in a downpour. Cancun's Hotel Zone suits travellers who want an all-inclusive and do not plan to leave the resort, while Tulum rewards those who accept that a wet week means more time in cafes and yoga studios than on the sand.
Skip the cheapest jungle cabanas in Tulum in September unless you have confirmed air conditioning, and skip booking a non-refundable rate in hurricane season — flexible cancellation is worth more than the discount. Book a hotel with a pool and covered areas so a rainy afternoon is not a loss, and check the seaweed situation for your specific beach before you commit. Rooms in all three towns are easier to find now than at any other time of year, so compare a few before deciding.
